The Facility Maintenance Department is directly responsible for all
facility maintenance of the Dundalk,
Seagirt, Clinton Street,
North Locust
Point, South Locust Point,
Fairfield, Masonville, Hawkins Point and Cox Creek
marine facilities. These nine separate facilities total approximately 1,500 acres, including all
related infrastructure and berth areas.
Within the
marine terminals, the Facility Maintenance Department maintains over 73
buildings, 200 miles of facility infrastructure (water, sanitary, and storm
drains), more than 200 high-mast electrical light poles, the entire
underground 13,000 volt electrical distribution system, and all rail, marine
fendering and piers.
The MPA
fleet is comprised of over 350 pieces of equipment, which includes vehicles,
trucks, off-road construction equipment, grounds maintenance equipment,
trailers and several vessels. Monitoring, maintenance and repair of the fire
protection and the backup power generation systems used in many of the sheds
and building are also the responsibility of Facility Maintenance.
The
Department employs a diverse workforce with various skills and trades.
Moreover, it administers separate contracts with vendors and contractors. The
Facility Maintenance Department provides administrative support and the
management of the computerized maintenance management system
MAXIMO
for the Facility Maintenance, the Crane Maintenance Departments, and the
Dundalk Marine Terminal storeroom.
The Facility Maintenance
Department includes the following skilled trades:

Electrical
 |
The Electrical Department employs master electricians who are
responsible for
planning and coordinating the maintenance, repair, and
inspections of an
extensive and massive electrical distribution system.
Electrical responds to all emergency electrical repairs, 24 hours a
day, seven
days a week. They work tirelessly until the power is restored or
any other issues
are resolved. Electrical routinely works in concert with the
Engineering Department
to identify utility cost saving measures.
The electrical system involves low and high voltage infrastructure,
which provides
power to numerous buildings, warehouses, high mast lighting,
berths, and cranes
throughout all of the terminals. |

Heating, Ventilation and Air Conditioning
 |
The MPA’s HVAC technicians have a broad knowledge of heating
and air
conditioning plant systems as well as window and split-duct systems.
The MPA also provides consistent training so its technicians can keep up on
new equipment and technology. |

Carpentry/Welding

 |
The
carpenters and welders perform a variety of maintenance activities, which
include the
complete remodel of office facilities, or other custom
projects.
This group also specializes in various projects such as
bulkhead repairs, wharf log
installations, roll-up door repair and
installations, industrial building siding replacement
and roof repairs. This
section also employs one welder who has fabricated customized
lifting
devices, cargo doors and dock board installation and repair, as well as fendering
pad eye installation and repair. |

Underground Utilities
 |
This
department is responsible for the potable water, sanitary, and storm drain
systems
at all of our terminals.
They respond to emergency disruptions to these systems as they occur, as well
as
handle preventative maintenance, and other routine repairs.
This group also takes on
other maintenance duties, such as supplying visiting
vessels with water, removing wharf
logs, maintaining sea guards at the berths,
repairing fences, and cutting grass, and
snow and ice removal.

Plumbing
 |
The MPA employs journeyman plumbers responsible for the terminals’
force-mains
and sewage systems. Plumbing is responsible
for the installation and repair of all
plumbing devices, including toilets,
urinals, sinks, and hot water heaters.
These plumbers are all
professionally certified and qualified to install backflow
prevention devices
including recertification and the rebuilding of same. |

Night Shift
 |
Our night shift is responsible
for general maintenance duties at all the public
terminals from 3 pm to 11:30
pm daily. They respond to emergency calls ranging
from oil spills and fire
suppression system emergencies, to watermain breaks and power outages.
They
also perform routine daily maintenance, such as completing the day shift
assignment, removal and installation of wharf logs and supplying vessels with
water. Other duties can involve interior painting, light bulb replacement,
street
sweeping and line stripping. |
The
Fleet Department is responsible for the maintenance and repair of all of
the automobiles, trucks, and other equipment and vessels utilized by the MPA.
 
The MPA is strengthening
its commitment to environmental stewardship by introducing more hybrid
vehicles into our fleet annually. In addition, all MPA sedans and light
duty trucks have been replaced by Flex Fuel vehicles that are capable of
running on E-85 fuel.
The MPA uses bio-diesel in all diesel powered vehicles and equipment. The MPA
also installed diesel oxidation catalysts on eight vehicles in order to reduce
air emissions.
